Office Space

Senna Center is a First-Class office complex with three buildings totaling 180,000 total sf of office space. Each building’s office space contains 60,000 sf spread over just two floors. Each building has an at-grade pedestrian entrance.

Parking

Each building is built over 2 levels of parking garage, containing 132 parking spaces for each floor. The site provides an additional 88 surface parking spaces. The site provides a total of 484 parking spaces.

o Located just 1.5 miles from the Hill Country Galleria and numerous other retail, dining, and recreational amenities. Park-like setting nestled at the confluence of major thoroughfares SH 71, RR

620, and FM 2222.

o Underground/ covered parking for all employees.

o Complete athletic facility with showered locker rooms for campus employees and tenants.

o Common/ private conference center facility for tenant use on an RSVP basis.

o Outdoor Jogging trail of approximately 1.25 miles.

o Multiple water features throughout the facility.

o Solar panel array on all buildings for the benefit of the project.

o Rainwater collection facilities in multiple locations for landscape irrigation.

o Geo-thermal HVAC and heated potable water system to lower utility costs and show environmental sensitivity. This is still being engineered and subject to change.

o Secured elevated walkways in order to expedite access between buildings w/o leaving secured area(s).

o 100% on site rainwater filtration, detention and irrigation of all runoff to achieve 0% pollutant runoff into neighboring Barton Creek.

o 100% down lighting in the surface parking lots to eliminate the “halo” effect of up lighting for the area and surrounding neighborhood(s).

o Exterior and interior common area music system to create a “soft” environment in covered and surface parking areas and in all common areas.

o Brick pavers for all driveway areas in leu of asphalt and or concrete.

o Senna Hills, Ltd. will also retain the ON-SITE management of the project as they have a complete management and maintenance team in place:

 Management team includes a licensed HVAC professional, plumbing professional, electrical professional, welding professional, wood working professional, irrigation professional, and

numerous landscaping professionals.

 On-site 7:00 am to 5:30 pm on call response time is typically less than 15 minutes.

 After hours on call response time is typically 1-2 hours depending on the time of the call.

 There will also be nightly security patrolling by off-duty or retired law enforcement professionals currently on staff.
